Area is where takeoff errors get expensive fastest, because area errors square. A 10% scale error becomes a 21% area error, and a forgotten island deduction can shift a paving bid by thousands. The technique is simple; the discipline is in the deductions.
Close the polygon
An area measurement is only meaningful when the boundary closes. Trace around the perimeter and return to the starting point, following the drawn edge — back of curb, edge of pavement, limits of grading — consistently for the whole shape.
- Pick the boundary line and use the same one throughout: back of curb or face of curb, not both.
- Add vertices at every direction change; a curved boundary needs several.
- Split very large areas into logical pieces (by phase, by section type) rather than one giant polygon.
- Name each polygon so it can be found and checked later.
Deduct everything that is not the material

Keep deductions attached to the condition they reduce, so the reported quantity is the net number a supplier should price. A gross area plus a separate list of subtractions invites someone downstream to use the wrong one.
Irregular boundaries
Wooded limits, wetland edges, stream buffers and grading limits are drawn as freehand curves. Two rules apply: add enough vertices that the traced boundary visually matches the drawn boundary, and stay on one side of the line consistently. Splitting a complex region into two or three simpler polygons is usually faster and more accurate than fighting one shape with fifty vertices.
